we selected two properties with property price of around HK$2.5 million. One is CityOne Shatin and the other one is Sunshine City in Ma On Shan. In terms of rental, both properties are worth ranging from HK$8,500 to HK$9,500 per month.

1.1 Sunshine City

Sunshine City is considered as one of the popular real estates in Ma On Shan. The property was constructed in 5 phases and its year of completion for occupancy was started from 1993 to 1996. The layout of the property is practical and units are suitable for young home starter couples. Facilities include a clubhouse, shopping malls, cinema, grocery markets and car park. There are a number of shopping arcades connecting with footbridges. The largest, Sunshine City Plaza, has nowadays become the centre of Ma On Shan.

Transportation is convenient, Sunshine City Plaza is located on Sai Sha Road, adjacent to Ma On Shan MTR station, has nowadays become the centre of Ma On Shan. Right below Phase 5, there is a taxi stop and bus terminus with various bus routes, and minibus routes going to different districts of Kowloon and Hong Kong Island.

1.2 CityOne Shatin

In Shatin, CityOne Shatin is one the very popular real estates for young couples. The property was built in 7 phases. The first phase was completed in 1981 and the seventh phase, which was the last phase was completed in 1987. Since the estate was built in 1980’s, it does not have luxury club house facilities like Sunshine City but CityOne Shatin does have simple facilities for residents, such as a swimming pool, basketball courts and tennis courts.

One of the reasons for its popularity is the wide choice of transportation which conveniently reaches to many destinations. There is a direct bus to Central without stopping between stations and the journey time is around 45 minutes. Apart from going to Central, there are buses to Chai Wan,
